Commercial architecture requires the design to
be an integral part of a commercial investment process to produce
an economic return. Commercial architecture includes a variety of
building types from offices and shopping centres, to residential
and retirement developments. Commercial projects may involve new
building and/or refurbishment, or recycling of existing buildings
for new uses.
The best commercial developments are based on
a clear appreciation and respect by the architect for the commercial
objectives of the client. The client must value the creative design
and project delivery skills provided by the architect.
FMSA has a consistent commercial clientele with
repeat projects in the fields of:
- Medium to High density residential
- Retirement village and aged care
- Ski field & resort development
- Mixed use developments
- Commercial offices and office interiors
- Refurbishment/recycling of existing buildings
- Logistics centres
- Educational Institutions
FMSA has designed many projects for individual
clients and is keen to work with new clients who have a single project
requirement.
The commercial objectives for a project will
depend on whether the client is an owner and user or is developing
the completed project for sale or lease.
FMSA regards its role as adding value to the
commercial and environmental outcome, not only in providing design
flair and well managed project delivery, but also in its understanding
of the surrounding commercial environment including:
- Market conditions and future trends
- Interest rates and sources of finance
- Demand projections
- Commercial timeframes and deadlines
- Financial feasibility analysis, cost budgets
and cash flow projections
- Market quality standards and marketing presentations
For commercial projects FMSA is often asked to
provide marketing advice and input which can include marketing drawings
and graphics and design of display suites, working closely with
the real estate marketing team. Project implementation
can be by:
- Traditional tender and fixed price contract
- Owner/developer construction
- Construction Management by FMSA (refer to
Construction Management brochure)
FMSA has been engaged by a number of developer
clients including overseas companies from Singapore and China to
provide a complete packaged project management service, which includes
site selection, market assessment, design and permits, arranging
finance, construction management, appointment of marketing team
and ongoing after sales management and project accounting.
The skills and experience developed by FMSA over
its 35 years of involvement with commercial development work and
its ability to provide a comprehensive set of project services are
valued by clients and will continue to contribute to the success
of future projects. |
