| The FMSA experience in this arena spans
the broad spectrum of accommodation for the elderly, including independent
living units, hostels, special accommodation and nursing homes in
both the private and public sectors.
FMSA has been responsible for the design of numerous
projects located to allow residents to remain within the communities
with which they are familiar. This has meant the creation of higher
density retirement villages in well-established suburbs, employing
topography and ramping to create multiple levels without the use
of lifts. There are many examples of this work in suburbs including
Balwyn, Eltham, Mentone and Forest Hill. Similar accommodation has
also been provided in regional centres where the brief has emphasised
cost efficient construction so residents of limited means can enjoy
an equivalent high standard of amenity.
In designing for assisted care, consideration
of staffing and maintenance requires the same understanding and
attention, as does the creation of meaningful and familiar environments
for residents. Design and planning to allow staff to operate and
maintain the facility efficiently increases the resources and time
available for attending to residents.
FMSA has extensive experience with aged accommodation
projects for both commercial and not-for-profit facilities in metropolitan
and regional centres. This experience has established an in-depth
appreciation of the functional needs and operational parameters
of aged accommodation. This knowledge underpins the support and
advice, which FMSA provides to its clients whether they are owner-occupiers,
investors or operating owners.
